One-property rental cash-flow scenario analysis for a Portuguese property already independently selected by the customer. The proposed deliverable is a written illustration of projected rental receipts, vacancy, recurring operating expenses, upfront capital needed, hypothetical financing payments and sensitivity to changed inputs. The analysis relies on customer-supplied figures and transparently disclosed modelling assumptions.
Excluded activities
LUSALTA would not identify, source, shortlist, promote or introduce real estate; arrange viewings; contact sellers or estate agents on a client's behalf; negotiate transactions or rental agreements; handle deposits; represent buyers; manage rentals; provide valuations; or collect transaction-based commissions. It would not provide legal advice, conveyancing, tax services, mortgage intermediation or regulated financial investment advice.

Financial information and illustrative tools
Calculations are hypothetical, derived from the values entered by the visitor or supplied for a proposed model. They are not valuations, verified rental estimates or promises of returns. The calculator intentionally excludes personal income tax, individual acquisition tax calculations, buyer-specific financing eligibility, exit expenses and certain other costs. The model is pre-income-tax and nominal: future cash flows may differ materially.
Pre-launch status
This prototype is not accepting engagements, collecting leads, processing payments or issuing recommendations. The business's final legal identity, trademark/domain position, outside-activity approval, regulatory boundaries and customer terms remain to be confirmed.
Privacy and website technology
There is no contact form, analytics, advertising pixel, account creation or database in this preview. The calculator runs locally in the browser and does not transmit inputs. The current architectural illustration is bundled locally with the site; there are no third-party fonts, analytics scripts or image requests. Standard request logs and visitor IP addresses may be processed by any future hosting provider. A provider-specific privacy notice is required before public commercial launch.
